Medians are the middle values in each eligible listing sample. Price and rent come from different sets of listings, so dividing the two market medians does not describe a particular property’s return. Yield and cap rate are modeled estimates for eligible for-sale properties and depend on rent and expense assumptions. They exclude financing, taxes on income, and future repairs.
