How to estimate property renovation costs
Separate the work by exterior, interior rooms, and mechanical systems. Choose the relevant line items, enter measured quantities, and replace preset prices with local quotes. Selected work contributes to the total; unpriced items need attention before the budget is complete.
Formula and worked example
Quantity-based work multiplies the entered quantity by its unit price. Material and labor items add both costs. Fixed-price work uses the entered total. The budget adds the selected line items using each item’s pricing method.
For an illustrative 500-square-foot flooring job at $4 per square foot, the line-item cost is $2,000. Adding a separate $800 paint allowance and $1,200 plumbing quote gives $4,000 before any other work, contingency, or unentered costs. Avoid counting labor twice when a contractor’s unit price already includes it.
Check the scope before making an offer
- Measure areas and quantities, and verify the pricing unit.
- Include demolition, disposal, permits, inspections, and contingency where appropriate.
- Use an inspection and local contractor quotes to identify structural, roof, foundation, electrical, and moisture issues.
- Review unpriced items and distinguish cosmetic work from major replacements.
