Calculation method & assumptions

Revenue uses 365 nights per year, your nightly rate, occupancy, and guest cleaning fees. Cash flow subtracts operating expenses, reserves, and loan payments. Cash-on-cash return divides annual cash flow by initial cash invested. Estimates exclude income taxes, appreciation, and changes in rates or revenue.
